Houston-based PM Realty Group is breaking ground this month on Jacobs Plaza, part of the first phase of Woodbranch Park in the Energy Corridor. The complex, at 12140 Wickchester Lane, near Dairy Ashford and Interstate 10, will eventually include two 175,000-square-foot, seven-story buildings overlooking an internal park with a major water feature.

Amsterdam-based Stena Realty owns the office complex, and Phase I is expected to be completed by August next year. Houston-based Kirksey Architecture is the designer for the project, and PM Realty is also managing and leasing the complex. PM Realty declined to comment on the project.

Pine Creek Ranch is located at 3600 College Park Drive in The Woodlands. ARA Real Estate Investment Services. The community is situated on 12 acres of land, just two miles from Panther Creek where home prices exceed $1,000,000.

We designed a high-performance computing center for a global energy client at their Houston headquarters. Most of the space is reserved for computers but this is also where incredibly bright geologists will use supercomputers to identify important energy explorations.

 We began by defining the right balance and placement of silicone-based versus carbon-based life forms. In other words, where are the machines and where are the people? The team realized that this building could not simply be a hermetically sealed box because it needed to provide a home for the bright scientists and high-performance computing experts that our client employs. The project needed to focus on contemporary issues of workplace while highlighting the company’s innovative research. The result is a building that will ultimately serve as a front door to the campus, which is located on a prominent site in Houston’s Energy Corridor.

 TEMA DEVELOPMENT is planning to build a 42-story residential tower on that recently surveyed fenced-in lot right beside its Parklane condos on Hermann Dr., according to a couple of Swamplot readers who saw the Corgan-designed building presented at a Museum Park neighborhood association meeting this week.

One reader describes the highrise: "The building has a unique design that will twist as [i]t goes up, changing the viewpoint of the higher levels (towards downtown, I believe). They’re planning a 5-story parking garage with one level below grade. On top of the garage will be an amenities level, including a pool and clubhouse among other things. It’ll be connected to the tower via a skybridge. The tower will be bordered by Jackson St. (west), Hermann Dr. (south), and Ewing St. (north).

The renovation of the three-block long downtown retail, office and entertainment center is expected to be finished by early March, he said.

His firm has a 2.5-acre site where it’s planning on building a 900k SF to 1.1M SF building. It needs rents around $31/SF net, but existing buildings are leasing around that level; he expects the rate to trickle to preleasing soon because of the lack of big blocks available."

Project in Brief: Novare and Batson Cook of Atlanta are teaming with Dienna Nelson Augustine of Houston to develop a rental highrise similar to projects with the same name in Atlanta, Austin, Orlando and Raleigh. The only discernable differences are that it appears to have one more floor (24 vs 23) and a few more units (336 in this version). Novare had expressed interest in building in the area as early as 2007.

It will be located at 1625 Main Street, Block 350 (Main/Leeland/Fannin/Pease), within a block of the Bell Station(s) on MetroRail's Red/Main Street Line.

It is the first project built in the Downtown area that will be taking advantage of new incentives offered by the City to expand residential options within the district, and the project was approved in November.

Stories indicate that construction could begin in early 2013 with completion in Q1 2014.
